The traditional construction handover is a small tragedy. After years of sophisticated digital modelling, a project is handed over as boxes of paper manuals, PDFs, and drawings, or a hard drive full of files nobody can reliably open. The operator, who will run the building for decades, receives almost none of the structured intelligence the project team painstakingly created. Model-based handover fixes this by delivering the building as usable, structured data, and interoperability is the discipline that keeps that data usable no matter what software the operator runs today or in twenty years.

Handover as a data product

The shift in mindset is from handover as a document dump to handover as a data product with a customer. That customer is the operator, and their need is specific: to know what every asset is, where it is, what it connects to, when it was installed, who supplied it, and how to maintain it. A good model-based handover delivers exactly this, a structured dataset where each object carries the information needed to operate and maintain it, rather than a pile of documents someone must read and re-key.

The value is immediate and cumulative. A facilities team that can query a model to find every fire damper, its location, its maintenance schedule, and its warranty status operates on evidence rather than archaeology. Emergency response is faster, planned maintenance is reliable, and the expensive early years of learning a building are compressed. This is also the seed of a digital twin; without a structured handover, the twin has nothing to grow from.

Why interoperability is the whole game

Here is the hard constraint. A building lasts decades. Software does not. The tool used to author a model today may not exist, or may not open its own old files, by the time the building is halfway through its life. If handover data is locked in a proprietary format, it is a time bomb; the operator inherits data they will eventually be unable to read. This is what information requirements and a BIM execution plan are for. Without that, the project produces whatever is convenient and the operator gets a mismatch.

Equally important is verification. Handover data should be checked automatically for completeness and compliance before acceptance, not trusted on faith. Is every asset classified? Does every required object carry its maintenance data? Are there duplicates or orphans? Catching this at handover, when the project team is still accountable, is far cheaper than the operator discovering gaps years later with no one left to fix them.
